Rebrand + Renovation | Bellevue, WA
Bellevue sits at the center of one of the country's fastest-growing tech economies, a short drive from Seattle and consistently ranked among the best mid-sized cities in the US. The submarket adjacent to Bellevue Downtown Park attracts established professionals who expect a residence to match the sophistication of where they have chosen to live.
When we acquired Blu, we saw an asset in an exceptional location carrying an identity that did not reflect it. The name and the physical spaces read as generic in a setting that warranted refinement. That disconnect between address and experience was the crux of the opportunity: a well-located building underdelivering on the expectations of the exact residents it should have been built for.
This resident didn't want luxury as decoration. They wanted a residence that felt considered, quiet, and adult, consistent with the neighborhood outside the door. We built the brand and renovation around that standard, working with branding partner Paper Laundry and architecture and design partner B2 Design Co. so the new identity and the physical spaces would advance together.
The vision for the property demanded a name and persona equal to the property's surroundings. The Margot replaced Blu with an identity built on restraint and warmth rather than spectacle, giving the building a point of view that the Bellevue Downtown Park setting had always implied but the old brand never expressed.
Alongside our interior design partners, we reworked the amenity spaces to carry that identity through every touchpoint: the lobby, lounge, coffee bar, fitness center, conference space, leasing office, corridors, and mailroom. Each decision was made to reinforce a single register of calm sophistication rather than to accumulate features.
