Virtú Investments has acquired Realm, a 27-unit Class A apartment community built in 2022, located at 1545 San Antonio Avenue in Menlo Park, California.

Why This Market

Realm borders Atherton, where single-family zoning has left the submarket effectively closed to new multifamily construction. The broader Mountain View/Palo Alto submarket is forecast to see near-zero new supply through 2027–28, following two years of above-average deliveries. That combination of constrained land and constrained permitting is the kind of structural scarcity Virtú looks for before it looks at anything else.

Why This Renter Base

The property sits near Stanford University and a concentration of Bay Area technology and AI/biotech employers, placing it within a short commute of one of the region's deepest employment bases.
