Virtu Property Management acts as a 3rd party manager for multi-family properties in close proximity to markets where we are active. The VPM management philosophy can be summed up simply: irrepressible, diligent, hands-on, and innovative. The VPM team takes their responsibility very seriously. Our People

Growing a world class property management firm is impossible without first attracting and developing world class associates. Management is continuously recruiting and interviewing possible contributors. Ongoing employee training and a culture of continuous learning help to ensure that existing team members are capable of delivering extraordinary results. In depth performance studies, blind shopping reports and executive mentoring are also equally important aspects of the associate education process.

Every management assignment begins with extensive market research leading to the development of both a short-term and a long-term business plan for the property. Hands-on, aggressive execution follows and is closely monitored. VPM’s management personnel are professional operators with years of experience in property management and problem solving. They are consistently in the field working to improve performance. Most assets require a combination of creative problem solving and the implementation of basic management fundamentals. These include building best of class onsite office and maintenance teams, knowledge of the market, calibrating rents to maximize income, developing high-impact marketing strategies, as well as the ability to strike a balance between minimizing operating expenses and addressing ongoing upkeep of the physical plant.

Resident Driven

To attract and retain quality residents, responsiveness to resident needs is paramount. It is our view that our residents are one of our most valuable assets and we go the extra mile to ensure that we regularly exceed their expectations. Our approach increases both resident retention as well as future resident referrals. By addressing resident maintenance concerns quickly, we reduce future turnover expense and avoid long term deferred maintenance.

Optimizing Efficiency

As part of our ongoing effort to keep expenses in check, we have several national contracts as well as standard policies that require that all projects are regularly bid out. Normal operating expenses are continuously analyzed to insure no waste is incurred. This includes ongoing review of utility expenses and regular tax valuation appeals as warranted. We also consistently interview new vendors entering the market to make certain we are receiving the most aggressive pricing at all times.
