Upon acquisition, the Virtú management team must transform the acquired property into the asset envisioned by Virtú. This is a multistage process that begins with pre-planning of the renovation and management approach, and ends with the controls in place to manage the stabilized property until disposition. Each turnaround plan, and its execution, is created to fit an investment’s particular needs, as well as the specific goals of the investors. Construction/Renovation Execution
Virtú understands that the critical construction/renovation management period is vital to a successful investment. Virtú’s market experience allows us to scope, contract, budget and manage large scale construction efforts. Our market presence allows us to select from a variety of contractor’s in regions across the country, enabling us to better service a project’s various construction needs. Asset/Property Management
Successful management of a property turnaround is an essential element in the success of any investment. By controlling the timing of elements such as rental rates, renovations, community policies and marketing, Virtú is able to transform the property to one that will meet each investment’s specific goals. Debt Analysis and Procurement
Through Virtú’s network of lender contacts and brokers it has developed over the years, Virtú is able to analyze the debt position and available creative financing options that can improve investor returns. Often a solution may provide an asset the ability to sustain a short term drop in performance. In other cases renovation funds can be acquired to boost cash flow and value. Disposition Analysis
Virtú will analyze the market to confirm the Net Operating Income is maximized, and the market is favorable. Once this is complete, Virtú will begin to prepare it for sale. Preparing an asset for sale is, in itself, a multifaceted process and can take several months. Our experience in dealing with a number of brokers in various markets will enable us to choose the best broker for that particular asset. Tax Documentation and Advisory Services
